The Cottage
Starting life in the 1940’s as a Sears catalog pre-fab house, this cottage was first set up and displayed at the Del Mar Fair as an exhibit. Later that year, it was moved to its present site next to Rossini Creek in the beach community of Cardiff by the Sea and used to house personnel during the racing season. After 50 years of slowly deteriorating, it was selected by B3 as a premier business / commercial location. Working with the existing footprint, B3took the building down to the bare studs, then remodeled the entire structure turning it into a charming, much sought after beach vacation rental. The two bedroom, 2 bath cottage opens up to a generous covered porch, which leads down to a detached galvanized metal sided casita/office, and a patio with a copper gas fueled fire bowl. A roof top deck, with glass and mahogany railings, offers a peak of the Pacific. Vibrant gold stucco provides the perfect backdrop to the lush yet water conserving tropical looking gardens. Lucky renters report that it is a magical place to live.

After years of admiring the original 1920’s authentic craftsman-style beach house, B3 took the bold step and purchased it from the long time owners. Without destroying the craftsman spirit of the home, B3 renovated and rebuilt the entire building, upgrading it into a modern, up to date custom 2 unit structure. The existing single family 2 bedroom, 1 bath, 1,100 sq ft craftsman & the accompanying cramped rear rental studio were enlarged into a comfortable 3 bedroom, 2 ½ bath main house and a 450 sq ft. cozy studio with kitchen, bath and outdoor living spaces. Original cobblestone front columns, shingled facade & Douglas Fir flooring remain. Modern kitchen and bathrooms, new granite faced fireplace, outdoor living spaces with gas fueled fire bowl, covered dining terrace, corrugated galvanized metal siding and a lush riot of colorful plants complement the original style.

Fondly referred to as ‘The Millennium Project’ by the owner, landscape designer Debora Carl and her family, this 1950’s era custom built ranch home has been transformed from it’s bright yellow stucco- white shuttered former self into a contemporary interpretation of easy California indoor-outdoor living. This evolution has taken place over the course of the last ten years and has occurred in four phases. By using green and sustainable materials and a well designed plan created by architect Kevin Farrell and the owner, B3 was able to produce a cost conscious, much photographed residence sitting in a spectacular setting with ocean /sunset views to the west and panoramic backcountry/ sunrise views to the east.

Perched on a bluff with sweeping views of the San Elijo Lagoon, this completely remodeled large Mediterranean garden offers a variety of features. The rebuilding of the garden started when view killing fences and shrubs were removed, paint and stucco colors changed, soil amended and many new outdoor living spaces created. On the street side of the property, stucco and wrought iron privacy walls were constructed and the house façade clad in tumbled travertine wainscoting. Inside the walls, an in- ground spa with water feature and gas fueled copper fire bowl are dramatically perched on the edge of the bluff. Patios of buff colored concrete and tumbled travertine create outdoor living spaces. The sand blasted wood pergola shades an outdoor dining area featuring a large granite table and built- in grill buffet. Outdoor commercial grade gas heaters warm the outdoor kitchen, lounging area and dining table. A lighted concrete sports court allows family and friends to play basketball as whim dictates. After ten months of renovation/rebuilding, B3 took this 60 year old generic, ugly duckling of the neighborhood and turned it into an easy living, contemporary swan fitting its beach close, ocean view location. Adding a full size dining room and enclosing an existing breezeway added 250 sq ft, creating a spacious feeling,1600 sq ft interior featuring two complete master suites with a third bedroom/office, a third bathroom and full size laundry room. The spacious modern kitchen with large island/bar and pass-through to the outside breakfast patio, opens to the living room and ocean views beyond. Pocketing glass and single lite stained wood French doors offer unobstructed access from every room to an additional 2,000 sq ft of level, no step outdoor living space. A covered outdoor dining terrace with outdoor natural gas heater, fire element and water feature, lounging patios and sunset view perches are cooled by ocean breezes and surrounded by dramatic low water plantings. Impressed by the workmanship seen at a project constructed much earlier by B3 & having realized the mutual Swiss heritage, the client sought out B3 many years later to help him realize his dream home. Taking a rundown 3 bedroom , 2 bath beach bungalow from the 1950’s sitting on an oversized ocean view coastal lot, B3 constructed a 4 bedroom, 4 ½ bath, 4,700sq ft 2 story custom home for the growing family. Working with the architect, landscape designer and client throughout the entire building process allowed us to create a seamless flow inside and out. Colored concrete interior floors extend through large glass doors to become outdoor rooms. Interior finishes-honed black granite countertops, black and rust colored slate, ‘Apache Cloud’ ledgerstone and charcoal poured in place concrete fireplace hearth were repeated in their outdoor counterparts. Incorporating a landscape plan early on allowed B3 to give the client a complete package both inside and out, adding over 2000 sq ft of useable outdoor spaces including outdoor kitchen and dining courtyard with an outdoor fireplace, lounging area with fire element and spa, as well as colorful Mediterranean plantings.Oxford Residence
Starting as a dilapidated beach bungalow in a desirable Old Cardiff by the Sea neighborhood, the limited existing ocean/sunset views offered great potential. Owner/builder Bruno Buchler took the 700 sq ft, 2 bedroom, 1 bath cottage and, building in phases over the course of three years, transformed it into a new 5 bedroom, 5 ½ bath beach style personal residence emphasizing comfortable easy living. As an ongoing hands-on laboratory of various sustainable and natural building materials and installation methods, this home is still being used as a living portfolio for clients.
